The Benchmark

191 Nelson St, Annandale is a 3 bedroom, 1 bathroom, triple garage, terrace house. It was sold for $1,750,000 3 weeks prior to the showcase property. Although the floorplate is similar in size, the finish is modern by comparison, the terrace as has an additional storey, fitting another bedroom, a contemporary, open plan kitchen and a triple lockup garage, currently setup as a workshop.

183 Nelson St, Annandale is a 2 bedroom, 1 bathroom, double garage, terrace house. Ray White, Annandale, with the support of Vantage Vision, achieved a sale price of $1,803,000 at auction – this is a $53,000 result over the comparable property at 191 Nelson St.

So how did we achieve this? We’ll break down the numbers below.

We analysed user behaviour 7 days prior to the auction.

In one week, our virtual tour posted on www.domain.com.au and www.realestate.com.au brought 793 unique visitors – driving 3143 separate page views, amounting to 9.59 hours of total user engagement.

We asked Tina O’Connor, the Licensee-in-charge for Ray White Annandale & Leichhardt,  what she thought that meant come auction day.

“183 Nelson Street achieved a record breaking price on that street for 2020. We obtained a higher price over neighbouring listings and I noticed a significant increase in interest and registered bidders.”
